Happy Clam

The property, owned by The Happy Clam 2, LLC, consists of 1.1267 acres of land between the Potomac River and SR-205 McKinney Blvd. in the town of Colonial Beach, VA.  The property contains approximately 290 feet of waterfront on the Potomac River. The waterfront is made of sand, stone and shell from the water to SR-205. The remainder of the property is covered with grass and slopes gently uphill toward the town center. The property was once the location of a restaurant that was destroyed by a recent hurricane.

The property is visible from the Potomac River, a state designated scenic river and a federally designated American Heritage River. Lands visible from a federally designated Wild and Scenic River or American Heritage River in or adjacent to Virginia, or a State Scenic River meet the safe harbors for conservation purposes for the scenic preservation category per section A(7)(a)(2) of the Conservation Value Review Criteria of the Virginia Land Conservation Foundation.

The Town of Colonial Beach’s draft Comprehensive Plan designates this property as being “non-tidal wetland” and within FEMA designated 100 year flood plain. The property also lays within the Chesapeake Bay Preservation Act Overlay District for the Town of Colonial Beach. The land meets the safe harbors for conservation purposes for the Watershed Preservation category per section A(6)(a) (1 & 2) of the Conservation Value Review Criteria of the Virginia Land Conservation Foundation.
